One often-disregarded aspect of a commercial lease is the end of lease ‘Make Good’ clause. It usually obliges the tenant to return the occupied tenancy to its original pre-lease condition.

Also called a de-fit or stripout, a make good that requires that the tenancy be taken back to concrete walls and concrete floor is termed a ‘back-to-base’.

A whole floor, back-to-base make good is often a prudent decision in a dated commercial office space that is struggling to acquire occupancy. The invigorated open plan that results offers a clean slate for the prospective incoming tenant. 

Our make good or de-fit services include the following: 

• Demolition – removal and disposal of all walls, fixtures, joinery and workstations. 

• Disconnection and removal of all redundant power, data, lighting including cabling back to base. 

• Removal of non-standard floor and ceiling finishes.

• Reinstate floor coverings and ceilings. 

• Removal of non base building service (electrical, data, lighting, fire, plumbing, mechanical) installations and the reinstallation of services back to base building configuration. 

• Reinstate services and certify (electrical, fire, plumbing, mechanical) back to base building configuration.

• Ceiling repairs and installation. 

• Patch and repaint base building walls, ceilings and services doors. 

• Line markings and signage. 

• Replacement and modification of locks and doors. 

• Adherence to building rules and protection of landlord assets. 

• Final works certified BCA compliant. 

• Premises left clean upon completion. 

• Completion and handover within a suitable time frame to avoid delay.
